OWNER INFORMATION & SERVICES
Oregon Bay Properties, LLC is a full service real estate company offering both sales and property management. We represent the interests of individual property owners as well as investors and work with single family residences, multi-unit buildings and commercial properties. We serve the communities of Coos Bay, North Bend, Coquille, Bandon, Lakeside, Reedsport and Florence.
Our team is known for their sense of urgency, attention to detail and follow through. Our goal is to provide excellent customer service for the property owner and tenant.
Why use a Property Manager
The most common question we hear from prospective property management clients is “Why should we pay your company a monthly fee to do something we can handle ourselves?”
We agree; you should not pay a fee if you can handle it yourself. We are not attorneys and do not claim to be, however, dealing with like rental transactions on an ongoing basis gives us the background and experience to easily handle many situations.
Do you have leverage with licensed and bonded contractors to help out when necessary? We maintain relationships with appropriate handymen, plumbers, electricians, assorted general contractors and painters to address emergency, urgent or normal issues as they arise.
The primary complaint we hear in the property management world is faulty communication. We keep in contact with you about your property. We will keep a close watch on your property and report any issues in a timely manner. We are committed to service and communication with both you and your tenants.
We employ an in-house, experienced, professional property manager whose sole function is to handle this phase of our business.
Property Evaluation
After a property walk-though we will make recommendations for any work needed to maintain or repair the property prior to tenant occupancy or to maximize potential rental revenue. Should any repairs be necessary, we will always insist that repairs and maintenance meet legal requirements, reduce liability, and be handled quickly and professionally.
In partnership with the property owner, we will put together a marketing plan and establish a rental price to insure the property is occupied as fast as possible with the least amount of expense. Oregon Bay Properties, LLC maintains a significant Internet and newspaper presence enhancing our ability to find tenants fast. Our office location has provided a steady stream of walk-in rental traffic. To whatever extent we are able, our team maintains flexible hours so that that properties can be shown in a timely manner to secure tenancy; we work hard.
Tenant Screening/Selection
We take seriously our responsibility of finding well qualified tenants who will respect your property. Our screening process includes employment and/or income verification, credit history, criminal background check, public records eviction check, rental/personal references and rental history. We also take seriously our responsibility to uphold all federal, state and local Fair Housing Laws. The Rental Agreement
Prior to placing the property on the rental market, we work with you, the owner, to insure that all aspects of the lease agreement are correct and clear. These include the rental price and deposits, type of lease (term or month to month) and what utilities and/or services are to be paid by the owner or the tenant. We are glad to share our experience and recommendations regarding smoking and pets and associated maintenance costs, but we leave the final decision to the property owner and will attach the appropriate addendums to the rental agreement.
In addition to ‘Property Condition Reports’ at move-in and move–out to maintain clear communication regarding repairs or deposits, we do an annual or bi-annual walk thru of the property. It is our intent to insure the property is maintained and there are no issues that need immediate attention. We always insist on both tenant and landlord compliance with rental agreement provisions to better protect your investment. If compliance is not adhered to, we will take action to remedy the situation and work with the owner and/or tenant to insure the correct outcome.
In accordance with Oregon Law, all Client Trust Account activity is updated and reported monthly, tracking all deposits, rents, expenditures and reserves.
Maintenance/Repairs
Oregon Bay Properties, LLC will only use licensed and bonded contractors and professionals for all maintenance and repair issues that we coordinate. Except in emergency repair situations, we will solicit multiple bids to insure you are getting the best pricing and service available. We do not mark-up or add sir charges on top of maintenance costs. We do not employ or contract with family members of Oregon Bay Properties, LLC.
