Simpson Heights

What started as the original Simpson Company town site, with a lumber mill dating back to 1857, and a shipyard dating back to 1858, is now a quiet neighborhood, with beautiful homes, many of which command spectacular bay views. Founder of the Simpson Company, Asa Simpson, built his first home in this area in the late 1800s, which was occupied by his son Louis Simpson and wife Cassie, for some time, and later burned down in 1920. The Tower House was built in its place, and was occupied by Asa’s granddaughter, Belle, and her husband (founder of Tower Ford in Coos Bay). The neighborhood is bordered on the north and east by the north bend of Coos Bay, the west by Pony Slough, and the south by Virginia Avenue.


Entering the neighborhood from the north, will take you across the McCullough Bridge (formerly know as the Coos Bay Bridge – built in 1936). The neighborhood boasts three parks, one of the only neon signs still allowed to span a state highway (Welcome to North Bend – installed in 1936), as well as the North Bend Information Center and the Coos Historical Museum. The public can enjoy a scenic walking trail that extends from Ferry Road Park to Simpson Park, a boat ramp, and the North Bend Boardwalk. A neighborhood market and meat processor (Ashworth’s) also services the residents of this area. An easy 5 to 10 minute walk will take you into the heart of the North Bend downtown area.

In September 2010, the homes for sale in this neighborhood ranged in price from $59,900 to $549,000, most of which were below $200,000. Most homes sold in the neighborhood 6 months prior to this period were 4 bedroom/2 baths, and the average sale price was $126,570. The homes in this area were primarily built in the 1st half of the 20th Century, with a few exceptions. Most homes are of wooden construction, with a distinctly Craftsman or Victorian style evident in homes built in the early 1900s. Another high concentration of construction occurred from the mid-1940s to the mid-1950s, and reflects the bungalow or ranch style.
