Telegraph Hill/Mingus Park

This neighborhood is the smallest in Coos Bay and has at its center, Mingus Park. Mingus Park was originally called Marshfield Park, and was established in 1925 when land was acquired through donations flowing through the Perham Park Company and Joseph F. Williams. A resolution was passed by the Parks Department in 1937 changing the name of the park in order to honor Dr. Everett Mingus, a local resident responsible for the park’s further development. In addition to playgrounds, picnic area, and pavilion, the park also has a softball field, Skate Park, Municipal pool, an arboretum, amphitheater, walking trails, Frisbee golf course, and oriental gardens. A manmade pond with center fountain provides a popular home for local aquatic birds, who enjoy a steady diet of bread scraps from local residents. Telegraph hill is a summit overlooking the Coos Bay with an elevation of 282’ above sea level. This neighborhood is bordered on the north by Greenwood Avenue, the east by Bayshore Drive, the south by Central Avenue, and the western border is located just west of and follows Ocean Boulevard.

There are many beautiful views from homes in this neighborhood. Spectacular bay views dominate to the east, city views stretch out to the south, and pastoral views of the park roll out to the west. Even those properties that do not present views, still enjoy close proximity to Mingus Park and all it has to offer in terms of both facilities and community events and festivals. This neighborhood also offers several lodging options, a bistro, and The Marshfield Sun Printing museum. The building in which this museum is located was built in 1895, and housed The Marshfield Sun Newspaper, started in 1891.

In February 2011, the homes for sale in this neighborhood ranged in price from $94,410 to $435,000, the majority of which were below $200,000. Seventy three percent of the homes sold in the neighborhood 6 months prior to this period had views of the bay, park, or city (or some combination of the three). The average sale price was $161,900. Most of the homes in this neighborhood were built in the 1950s, 1960s and 1970s and were of a ranch or custom design. Bordering Mingus Park, one can find homes that were built in the early 20th Century (this part of the neighborhood is located quite close to downtown Coos Bay). There are also some homes of contemporary design built in the 1990s overlooking Mingus Park and the downtown area.
