TENANT INFORMATION

APPLICATION AND SCREENING PROCESS

Read all instrustions below carefully before submitting an appliction

Applications will be given to anyone upon request.

  • Oregon Bay Properties, LLC abides by all federal, state, and local Fair Housing Laws.
  • There is a $35 non-refundable screening fee. 
  • The verification process can take 2-3 business days and the property will continue to be marketed until an application has been accepted. 
  • All applications are processed on a first come, first serve basis and are subject to approval of the agent, owner or both. we will accept the first qualified applicant.
  • If you have special circumstances, please let us know and we will see if they can be accommodated.


Application Guidelines and Requirements:

Inability to meet any of the following  may cause your application to be denied.

1) Oregon Bay Properties, LLC will obtain a credit report which generally consists of the following items.

  • Credit history including credit standing
  • Public records, including but not limited to judgments, liens, evictions and status of collection accounts
  • Information verification
  • Current obligations and credit ratings 
  • Criminal records

2) We do not review incomplete or inaccurate applications.

3) All persons over the age of 18 that will be occupying the property must fill out an application.

4) One state issued, picture identification will be required.

5) Applicant should have a current and TWO prior addresses for verification of rental history.

6) Applicant should have two to three years of verifiable employment history. Pay stubs may be required for verification. If you are self-employed, you may provide tax returns as proof of income.

7) Applicant should have TWO, NON RELATED personal references.

8) Any co-signers to a lease must complete and be approved in the application process.

9) Any actions or behaviors during the application process could be grounds for denial of the application.

10) Income should show at no less than TWO times verifiable income based on the amount of rent.

Reasons for applications denial can be, BUT ARE NOT LIMITED TO the following:

  • Negative or insufficient rental history
  • Negative or insufficient reports from references or other sources
  • A prior eviction that is still pending or a general judgment for the landlord
  • Inaccurate or false information on the application
  • Unacceptable criminal history including a conviction
  • Inability to verify information regarding criminal history
  • Insufficient income
  • The property was rented to someone else
  • Failure to meet other screening guidelines

Applications will NOT be processed till the $35 per person application fee is received at our office in the form of cash, check or money order. We are currently not able to process the fee on-line or by credit card but it will be coming soon.
