West North Bend

The city of North Bend experienced a lumber boom in the 1970s which caused a significant growth for the town, including a prolific construction of new homes (many of them in the West North Bend neighborhood). Covering the southwest quadrant of the city, between Pony Slough and the Empire Lakes area, the neighborhood is roughly bordered by the city limits on the south (just south of Lynne Drive), the city limits on the west (which skirts the Empire Lakes area along Fir St, then juts further west towards Crocker north of the lakes), Virginia Avenue to the north, and Broadway Avenue on the east.

West North Bend showcases the more recent development of the town from the 1970s and forward into the 21^st Century. A secondary retail district with several restaurants is located on the southern portion of this neighborhood along Newmark Avenue. There are also several churches, two parks, one private school, and the town’s Community Center located in this area, chiefly along either Broadway or Newmark Avenues.

In September 2010, the homes for sale in this neighborhood ranged in price from $79,000 to $419,900, most of which were below $200,000. The homes sold in the neighborhood 6 months prior to this period were primarily under 2000 Sq.Ft., and were constructed in the 1970s. The average sale price was $156,857. Homes in this neighborhood were constructed as early as the 1930s, with the most prolific construction period occurring during the lumber boom of the 1970s. However, most of the newest developments in North Bend are in this western part of town, as well. Most homes are of wooden construction, although manufactured homes started making an appearance in the 1990s, and comprise a small percentage of the homes in this area.
